Last month, ResiClub’s Lance Lambert wrote about homebuilding giant Lennar’s recent acquisition of a homebuilder Rausch Coleman Homes

In his analysis, Lance highlighted that the market share of the U.S. homebuilding industry controlled by publicly traded builders such as Lennar, D.R. Horton, and Meritage Homes is increasing.

In 2005, publicly traded builders controlled 25% of the national market. In 2023, they controlled 51%.

Why is this?

  1. Access to capital: Publicly traded homebuilders leverage equity markets to fund large projects, secure land, and maintain financial stability during economic downturns, unlike smaller builders who face financing challenges.

  2. Increased demand for built-to-rent communities: Publicly traded homebuilders have been tapping into the growing BTR sector. Small private builders may find it harder to compete in this space.

  3. Economies of scale: Bigger builders negotiate better supplier deals and some even operate in-house mortgage companies (Pulte Mortgage, Lennar Mortgage), reducing costs and offering competitive pricing or higher margins.

  4. Risk absorption: Large builders are better positioned to manage risks like material cost fluctuations, regulatory changes, and economic downturns.
